Why siding goes dull

The stain on your wall is not dirt. It is alive.

Most of what darkens a house is algae, mildew and lichen feeding on moisture and shade. Blasting it with high pressure knocks the top layer off and forces water behind the panels, so it comes back darker in a season. We treat the growth first, let the cleaner do the work, then rinse it away at a pressure your siding was built for.

Siding, fencing and decking all react differently to water and cleaner. Each one gets its own method, its own pressure and its own drying time.

We start at the roofline and work down, treating the growth with a cleaner that kills it at the root instead of pushing it around. Vinyl, brick, stucco, fibre cement and painted wood all get the same low pressure rinse, so seams stay sealed and paint stays put.

Gutters, soffits, window frames and the front door get the same attention as the big flat walls. They are the parts your visitors stand closest to, and they are usually the dirtiest.

A fence takes weather from both sides and gets no shelter at all, so it greys faster than anything else on the property. We wash both faces, the posts, the rails and the gate hardware, working with the grain at a pressure that lifts the grime without furring the timber.

Decks cleaned at a pressure wood can survive

Decking is the surface most often ruined by a rented washer. Too much pressure carves lines into soft grain and leaves a striped board that no stain will hide. We use a wide fan, a steady pass and a cleaner that lifts the black spotting out of the timber rather than off the top of it.

Railings, spindles, steps and the boards under the furniture all get done. We move the light furniture ourselves and put it back where it was once the deck is dry.

Will the pressure damage my siding or my deck?

Not the way we work. Siding is washed with cleaner and a rinse at around sixty psi, which is close to what a garden hose puts out. Wood gets a wide fan at low pressure and a slow, even pass. The cleaner does the lifting, the water only carries it away. Damage happens when someone uses a narrow tip to save time, and that is the one thing we never do.

What happens to the plants and the garden?

Everything within reach gets soaked with plain water before we start, which stops beds from taking up cleaner, then rinsed again when we finish. Delicate planting near a wall gets covered. Tell us about anything you are protective of when you book and we will work around it or leave that section for a hand clean.

Do I need to be home while you work?

No. We need access to an outdoor tap and an unlocked gate, and that is it. You get a message when we arrive and photos when the job is done. If something needs a decision partway through, we call before we carry on rather than guessing.

How long does a job take?

A single storey house is usually half a day. Two storeys, or a house with a lot of trim and detail, runs closer to a full day. Fences are quick once we are set up, and a standard deck takes two to three hours including the railings. We give you a window when we confirm the booking and we tell you early if we are running behind.

Do you use my water, and will it cost me?

Yes, we run from your outdoor tap. A typical house wash uses roughly what a long shower does, so the effect on your bill is small. If your supply is weak or the property has no outside tap, we can bring our own tank. Mention it when you book so we load it on the truck.

What does it cost and when do I pay?

Every quote is free and the price is fixed before we start, so there is nothing added afterwards. Pricing comes down to the size of the surface, how easy it is to reach and how heavy the growth is. Payment is due after the walk around, once you have looked at the work and you are happy with it.

How soon can you come out?

Most weeks we can be there within seven days, and we often have a slot sooner if a job finishes early. Spring is the busiest stretch by a wide margin. If you know you want the house done before a birthday, a sale or a family visit, book it a few weeks out and the date is yours.
